Do I Really Need a Home Inspection on a Brand New Home?
This is a question I have gotten a lot over the years. I mean, It's.a.Brand.New.Home! Right? What do you need a home inspection for?
I look at it as a piece of mind thing. We know who the salespeople are working for when we go into sign the paperwork on that new home...the builder. We know who's interest they have at heart. The Builder. We know typically most builders will do a good job when it comes to workmanship...well most...ok, some....hmmmmm. I'm going to leave those opinions up to you.
At the end of the day, we know the home building process can be a little crazy at times. We know that the 'site super' has a lot of houses and crews that they are looking after. Do some things get overlooked? I would say it depends on the site super.
When we built our house, we had a decent superintendant, I also kept my eye on the home and greased the tradespeople whenever I could. Beer on Friday, coffee and doughnuts on Monday morning, you'd be amazed at what showing the people that are building your home a little appreciation will do.
Back to piece of mind. Knowing that some things can be overlooked, why not have that extra set of unbiased eyes having a look at your new masterpiece? Make sure that the builder is on the level before they hand the hosue over to you.
